The same idea, at many times the complexity

The demand for well-run coliving isn't a Colorado story — it's a national one. But you can't just change the map pin. Every state writes its own landlord-tenant law, so scaling the product meant designing for legal variation as a first-class feature, not an afterthought.

The core design problem

How do you build one product that feels simple to every user, while behaving differently under the hood across 43 states? A renter in Denver and a landlord in Atlanta should each feel the site was built for them — even though their legal realities are completely different.

Legal variation

Notice periods range from 7 days (NC) to 60 (GA, DE, MD). Some states add "just cause" rules. One template can't serve all.

Liability

Handing out a one-size lease could expose a landlord in any state. The product had to avoid giving legal documents where it can't stand behind them.

Cold-start, every market

A two-sided marketplace needs liquidity — now in every state at once. The rollout had to build trust market by market.

03 — The signature decision

Designing one product for 43 sets of rules

The defining move of this project: instead of forcing every state into one legal template — or shipping 43 separate products — I designed a two-tier model that lets the same interface behave correctly everywhere.

Starting with Colorado, the platform runs the state's specific rules end to end — including the 11.75-month maximum stay that protects landlords under Colorado law.

Notice-to-vacate periods alone vary widely. The product surfaces the right number for the right state, and always defers to the longer legal minimum — general information, never legal advice.

11 — Reflection

What scaling taught me

1

Constraints are the product

The legal differences between states weren't obstacles to hide — they were the thing to design around. The serviced vs connect-only model turned 50 legal realities into one coherent, honest experience.

A design system is a scaling engine

Because Colorado's system was built with real tokens and components, the national product reused ~90% of it. Investing in the system early is what made going nationwide feel like extension, not rebuild.

3

Honesty scales trust

Declining to hand out leases where I can't stand behind them — and saying so plainly — protects users and builds credibility. Restraint is a design decision.
